Portfolio roll-up

Capacity-weighted occupancy, ADR and RevPAR across every property you can read, with a per-property drill-down that reconciles exactly.

Who this is for: Manager, Owner, Read-only — requires rms.analytics.read. Where: Revenue → Portfolio

Every other page in this section is about one property. Portfolio is the same figures for the whole group: one set of headline numbers for the organisation, and one row per property underneath.

Catatan

This page needs more than one property to be interesting. A single-property organisation sees a table with one row and totals identical to its own analytics. Nothing is wrong; there is just nothing to roll up.

Read the group position#

  1. Set From and To. The window opens on today through today plus thirty nights.
  2. Read the six cards: occupancy, ADR, RevPAR, room revenue, pace against the prior period, and the property and room count the totals cover.

The metrics are the ones defined on analytics, computed the same way — but at the group level, not averaged across properties. Occupancy, ADR and RevPAR are recomputed from the summed room-nights and summed revenue, which makes them capacity-weighted: a 300-room property moves the group figure more than a 40-room one, as it should. An average of the per-property percentages would say something quite different, and would be wrong.

Compare the properties#

By property lists each hotel with its own occupancy, ADR, RevPAR, revenue and pace. These are the same numbers each property's own Analytics screen shows for that window — the roll-up is built from the per-property reports rather than from a separate query, so the two reconcile by construction.

That makes the table safe to read as a ranking. A property whose RevPAR sits well below its peers over the same window is the one to open next.

Drill into a property#

  1. Find the property's row.
  2. Select View.

This switches your active property to that hotel and lands you on its Analytics screen, where the figures match the row you just left. It is a context switch, not a filter: the rest of your menu is now that property's, and you stay there until you switch back with the property switcher in the sidebar.

Know what the roll-up covers#

The portfolio aggregates every property in the organisation you personally hold rms.analytics.read on — no more, and no less.

Two people can therefore open this page at the same moment and see different totals, both correct. Someone whose membership is scoped to one property sees a portfolio of one; an Owner sees the group. A property where the Revenue app has not been enabled is not in the roll-up at all.

Penting

That makes the portfolio a poor number to quote without saying whose it is. When a group total has to travel — into a board pack, into an email — say which properties are in it.

Cross-organisation reporting is a different thing again, and lives with the affiliate partner portal rather than here.
