Engineering Setup
The two lists that feed a work order before it is even raised: standard repair durations and preventive maintenance schedules.

This is the configuration behind work orders, not a worklist itself — nothing here is a broken object or an open job. It is the two things a house sets up once so that day-to-day work orders do not start from a blank page: how long a repair is expected to take, and which equipment services itself on a schedule.
The screen has two tabs, Repair durations and Maintenance objects.
Repair durations#
A duration is a standard-minutes figure for one object/job-type pair — air_conditioner / filter_change at 45 minutes, plumbing / leak_repair at 90. When a work order is logged against that object, its expected duration is filled in automatically from here.
- Select Add duration.
- Choose the object and type the job type (a short code, such as
filter_change). - Enter the standard minutes.
- Optionally restrict it to this property rather than the whole organisation.
- Select Save.
A duration with no property set is an org default — every property in the organisation sees it. A duration set for one property overrides the org default for that property alone, for the same object/job-type pair; the two can coexist, and the property's own row is what a work order at that property picks up.
Maintenance objects#
A maintenance object is a piece of equipment with a recurrence and a checklist — the planned half of engineering, as opposed to work orders raised reactively. Generate due work orders turns every object that has reached its due date into an open work order, so a monthly lift service or a quarterly fire-system check happens without anybody having to remember it.
- Select New maintenance object.
- Name it ("Lift monthly service") and choose the engineering object it is against.
- Set the recurrence interval in days.
- Add the checklist — the steps a generated work order should carry, one per line.
- Select Save.
Each row shows its next due date. Select Generate due work orders at any time to create a work order for every object that is due — it does not wait for a background schedule.

Recurrence can also be set by usage (serviced every N uses) rather than an interval, for equipment with a meter. A usage-based object is recorded and stays editable, but does not yet generate work orders on its own — that depends on meter tracking that has not shipped.
Who can change this#
Both tabs share the same gate as Room Maintenance and Work Orders: frontdesk.room.block or engineering.maintenance.manage. The screen also needs the Engineering app switched on for the property — see enabling apps for a property.
